Overview

The community of Fraser Heights in Surrey, BC is a prestigious community that has upscale single-family neighbourhoods, with some impressive homes.  It is a primarily residential area. The demographics of Fraser Heights is mixed and is very popular among the Asian community.  Overall, Fraser Heights is probably the safest area of Surrey, compared to some of the other rougher parts of the city, across the highway.

Location

The location of Fraser Heights is distinct from the rest of Surrey.  That is because it is split off from the city by Highway 1 and you have to cross the highway to get to and from it.  This is seen as a positive by many residents there as it creates a sense of exclusiveness to the area.

The community is bounded to the North and East by the South Fraser Perimeter Road and to the South and West by Highway 1.

Similar to nearby Guildford, Fraser Heights too can be seen as a centrally located community.  There is relatively quick access to Highway 1, to get to Vancouver in as little as 20 minutes (traffic dependent) or East to Abbotsford in under 30 minutes (traffic dependent).  The South Fraser Perimeter Road allows residents to access places like Ladner, Tsawwassen (including the ferry terminal) and South Delta with ease too.  

Parks

Like other parts of Surrey, Fraser Heights has its own set of wonderful parks.  Some of these include Erma Stephenson, Fraser View, Ridgeview and Northview.  But perhaps the best nature park is Tynehead Regional Park which is easily accessed by a pedestrian overpass that goes over Highway 1.

Recreation

The Fraser Heights Recreation Centre is a focal point for Fraser Heights residents.  It is a clean and modern facility that offers a variety of programming for all ages.  This community centre has a wonderful gymnasium, fitness gym, tennis courts, basketball court and fields.

Schools

Good schools are a major draw for people looking to move into Fraser Heights.  Fraser Heights Secondary is renowned for their academic programs and student success.  As well, the well regarded Pacific Academy private school is another sought-after school for parents looking for a solid education for their children.  Such good schools attract good families with good kids.  And so a solid community is able to be sustained, as it is in this area.  These schools play a big part in keeping prices in Fraser Heights higher than in almost every other part of the city.

Summary

Fraser Heights is a great area in Surrey, BC to buy a home.  It’s location is prime, being central to so many other surrounding communities and cities.  The schools, parks and recreation are all excellent, with many options to choose from.  The community is primarily a residential one that is largely safe and welcoming.  It truly is a great place to call home and especially desirable to those from a higher socio-economic background.
