OVERVIEW

The community of Aldergrove, in Langley, BC is commonly viewed as a family-friendly and relatively more affordable part of the city. This is the Easternmost sub-area of Langley and is in the south-east part of the Township. Single-family homes are the dominant part of the housing mix here, although new attached property types are now being constructed.

Historically, Aldergrove has been popular for many prospective homebuyers because of it’s relative housing affordability, compared to most other Metro Vancouver communities. However, because of the recent property boom, Aldergrove house prices have also seen dramatic increases in recent years.

LOCATION

Aldergrove is approximately bounded by 264 Street to the West, 276 street to the East, 24 Ave to the South and 36 Ave to the North. It is bisected by Fraser Highway. Aldergrove borders Abbotsford to the East and the USA border to the south. There is a US border crossing south of Aldergrove at 264th street that is a very short drive away.

Residents of Aldergrove, being close to the US and Abbotsford, have quick access to cheaper gasoline prices, because those two respective locations have lower taxes applied to their fuel sales. This is a nice perk for residents of Aldergrove.

It is somewhat of a drive to get to Aldergrove, but that is exactly the type of geographical separation that gives it a quiet charm. The rural surroundings in between Aldergrove and the next closest urban communities makes it a town centre, within rural surroundings.

Still, everything for daily living is reasonably close and a short drive away. The main commercial hub of Aldergrove is 1) along Fraser Highway and 2) at the intersection of 264 Street and Fraser Highway. Those commercial hubs offer a full range of store types, services and dining options. As a bonus, the large and modern Highstreet Shopping Centre, is only a 10 minute drive away on Mt. Lehman road.

PARKS AND RECREATION

The conversation about recreation in Aldergrove begins and ends with the stunning jewel that is the Aldergrove Credit Union Community Centre. It is quite simply an amazing modern facility that the community is blessed to have. It is arguably the nicest community centre in all of Metro Vancouver and the Fraser Valley. The outdoor water park, which is partially covered, is second to none in the region. It is hugely popular and draws kids and families from all over Metro Vancouver and the Fraser Valley. 

The new and modern ice rink is also a beautiful arena and facility. The community centre also offers the usual amenities you’d expect of a modern recreation facility including a fitness centre and indoor walking track.

In terms of outdoor parks and recreation, Aldergrove offers at least a few great options. The Aldergrove Athletic Park is a beautiful venue for sports. It offers many sports playing fields and baseball diamonds. There are tennis courts, a lacrosse box and a skateboard park as well. The Aldergrove Athletic Park is the outdoor recreational gem of the community.

Other noteworthy parks in the community are Philip Jackman Park and Swensson Park.

SUMMARY

Buying a house or townhouse in Aldergrove is a great option and offers good relative affordability compared to other Metro Vancouver communities. The community is ideal for families and offers clean, modern and appealing community parks and facilities. The proximity to the US border and Abbotsford give quick access to a an abundance of commercial shops and services as well. Not to mention cheaper gas prices! 

Aldergrove is especially appealing to first-time home buyers looking to buy their first detached house. There are nice size homes, with good sized backyards on larger traditional size lots from past eras. I highly recommend exploring Aldergrove as a community to make a house purchase and put down roots, especially for families.
