Nordel could be considered a gateway to and from North Delta. It is bordered by the Fraser River, 72nd Avenue, 112th Street and Highway 91. It is an excellent location with quick and easy access for commuters that travel to places like Richmond, Vancouver, New Westminster, Burnaby or nearby Surrey.
This central location is a key attraction of the area. For example, the Alex Fraser Bridge and Highway 91 make it easy to get just about anywhere in Metro Vancouver. The Vancouver International Airport and the US border are only about 20 minutes away during non rush-hour times.
Relative affordability, natural beauty, nice amenities and a short commute to Vancouver continue to make the Nordel neighbourhood a desirable place to live, especially for families. There is a good selection of housing in the area, including smaller to midsize older houses, to newer more luxury style homes. Nordel is mostly a residential area, with single-family homes making up the majority of the housing stock. For families looking for a mortgage-helper suite and a good sized yard to enjoy, Nordel is a great place to look for a house.
There is a noteworthy village-style development by Polygon, known as Sunstone, that is centrally located within Nordel. It is a master-planned community that offers nicely designed townhomes and detached houses. Nice features of this village-style community are a natural pond and a network of walking paths, parks and playgrounds.
In terms of amenities, there are at least a couple of features in or near Nordel worth mentioning.
First, the Delta Nature Reserve features a publicly accessible area of Burns Bog. It is a famous ecological reserve and a raised peat bog. While visiting, you can use the boardwalk to walk or bike. You have an opportunity to observe wildlife such as deer, eagles, hawks and owls in their natural habitat. Residents of Nordel that are nature lovers are blessed to have this ecological gem nearby to them.
Secondly, in terms of indoor recreation, Sungod Recreation Centre in Nordel is a modern community centre. It has an ice rink, cycling studio, weight room, gymnasium, FIVE pools, meeting rooms, an aerobic studio and more. Sungod Recreation Centre is surrounded by beautiful McKitrick Park. This greenspace offers a running trail pathway, McKitrick Garden, picnic tables and a good-sized parking lot. For people into ice sports, at the base of the Alex Fraser Bridge, on the North Delta side, you will find Planet Ice. This facility has four sheets of ice and hosts a number of teams and hockey-related events like tournaments.
Overall, an investment in a home in North Delta’s Nordel neighbourhood has proven to be a stable investment over time. It is a generally steady market that is always in demand, given its good proximity to Richmond, Vancouver and New Westminster. It is clean and safe, offers nice schools and parks and is always popular with families.
