Overview
The community of Fleetwood in Surrey, BC is a very nice area that has great single-family neighbourhoods, along with many newer townhomes. Although one of the city’s town centres, It is a primarily residential area with a population around 70,000 residents as of the 2022 City of Surrey projections. The demographics of Fleetwood are very mixed culturally and there is a very good balance and harmony between the different groups of people that call the area home. Overall, Fleetwood feels very safe compared to some of the other rougher parts of the city.
Location
The location of Fleetwood is nothing short of excellent when looked at in the context of Metro Vancouver as a whole. The boundaries of the Fleetwood community are irregular but it is bounded approximately by: 96 Ave to the North; 78 Ave to the South; 144 Street to the West; and 172 Street to the East.
Fleetwood really is a centrally located community. There is relatively quick access to Highway 1, to get to Vancouver in as little as 20 minutes (traffic dependent) or East to Abbotsford in under 30 minutes (traffic dependent). Fraser Highway cuts through the community to give quick easy access to Cloverdale and Langley in one direction and the City Centre in the other. Guildford Town Centre, is an excellent and recently refurbished regional mall that is just minutes from Fleetwood by car or transit.
Parks
This community has an excellent number of parks including the largest and most popular, Fleetwood Park. This park is popular with Surrey residents for its large picnic area, extensive playground, water spray park, sand volleyball, tennis courts, gardens and overall cleanliness. Surrey Lake Park is also interesting and relaxing for a casual stroll. The Freedom Dog Park is also popular for dog owners to let their pooches have fun off-leash.
Recreation
Another recreational gem for Fleetwood residents (and all of Surrey for that matter) is the Surrey Sports and Leisure Centre. This community centre has an amazing swimming pool that includes a steam room, sauna, huge whirlpool, leisure pool, baby pool, waterslide, and huge length pool. This swimming pool hosts many big swim meets regularly and boasts a long list of swimming lesson options for kids, teens and adults. The facility also has 3 sheets of ice for skating lessons and hockey programs. This arena is bustling year-round with activity. Finally, the second floor gym is large and has an extensive variety of equipment for users.
In the shadow of the Surrey Sports and Leisure Centre, is the Fleetwood Community Centre and Library. This is a smaller but equally nice community amenity. It is relatively quiet, yet active with users throughout the day. The library offers a great place to study and is a meeting place for many seniors. The weightroom is a reliable option with the standard equipment you’d expect from any decent gym. There is also a gym and some multi-purpose rooms out of which various programs run. An interesting part of the Fleetwood Community Centre is the statue of the community’s namesake, where Lance Corporal Arthur Thomas Fleetwood stands.

Fleetwood is an amazing residential oriented community that is supported by a great variety of commercial services. Shopping, commuting and access to amazing parks are all easily accessible. The schools are generally well regarded as well. The mix of housing options affords different types of home buyers many options to choose from. Plus, a future skytrain line running down Fraser Highway will boost the connectivity of Fleetwood even more. This will only continue to boost Fleetwood's popularity further into the future, making for a great investment location.
