Surrey B.C. Community Profile: Fraser Heights



Overview


The community of Fraser Heights in Surrey, BC is a prestigious community that has upscale single-family neighbourhoods, with some impressive homes.  It is a primarily residential area. The demographics of Fraser Heights is mixed. Overall, Fraser Heights is probably the safest area of Surrey, compared to some of the other rougher parts of the city, across the highway.



Location


The location of Fraser Heights is distinct from the rest of Surrey.  That is because it is split off from the city by Highway 1 and you have to cross the highway to get to and from it.  This is seen as a positive by many residents there, as it creates a sense of exclusiveness to the area.


The community is bounded to the North and East by the South Fraser Perimeter Road and to the South and West by Highway 1.


Similar to nearby Guildford, Fraser Heights too can be seen as a centrally located community.  There is relatively quick access to Highway 1, to get to Vancouver in as little as 20 minutes (traffic dependent) or East to Abbotsford in under 30 minutes (traffic dependent).  The South Fraser Perimeter Road allows residents to access places like Ladner, Tsawwassen (including the ferry terminal) and South Delta with ease too.







Parks


Like other parts of Surrey, Fraser Heights has its own set of wonderful parks.  Some of these include Erma Stephenson, Fraser View, Ridgeview and Northview. But perhaps the best nature park is Tynehead Regional Park which is easily accessed by a still newer pedestrian overpass that goes over Highway 1.  Tynehead Park has a great off-leash dog park and a paved multi-use ring trail that's just under 5 km in length.  There are also several hiking trails to enjoy, as well.








Recreation


The Fraser Heights Recreation Centre is a focal point for Fraser Heights residents.  It is a clean and modern facility that offers a variety of programming for all ages. This community centre has a wonderful gymnasium, fitness gym, tennis courts, basketball court and fields.







Schools:


Good schools are a major draw for people looking to move into Fraser Heights.  Fraser Heights Secondary is renowned for their academic programs and student success.  As well, the well regarded Pacific Academy private school is another sought-after school, for parents looking for a solid education for their children.  Such good schools attract good families with good kids. And so a solid community is able to be sustained as it is in this area. These schools play a big part in keeping prices in Fraser Heights higher than in almost every other part of the city.

Fraser Heights is a great area in Surrey, BC to buy a home.  It’s location is prime, being central to so many other surrounding communities and cities.  The schools, parks and recreation are all excellent, with many options to choose from. The community is primarily a residential one that is largely safe and welcoming.  It truly is a great place to call home and especially desirable to those from a higher socio-economic background.

Overview


The community of Newton in Surrey, BC is a bustling part of the city.  In 2020, the population of Newton was estimated at 153,650 which makes up about 26% of Surrey’s total population.  The area has a very high concentration of the South Asian population. It also has a high concentration of the city’s overall commercial activity, with many major businesses and stores located along King George Blvd.




Location


Newton is effectively the centre or heart of Surrey geographically.  Newton is bordered by the City of Delta to the west (at 120 street), Mud Bay and South Surrey to the south (at Colebrook Road), 160 street to the east and the communities of Whalley and Fleetwood to the north.






Parks


The crown jewel of Newton, and all of Surrey for that matter, is the beautiful Bear Creek Park.  It is undoubtedly the most popular and utilized park anywhere in the city and for good reason. Bear Creek Park has stunning gardens complete with paved and unpaved walking trails.  There are two large playgrounds that appeal to all age groups of children, from toddlers to upper elementary grade students. The water spray park is a huge hit with kids in the summer months.


The park is popular for families to come and spend the day.  You will find many people having picnics and get togethers during the warmer months.  


There is a full-size running track and sports field that plays host to many major local sports or track events.


Bear Creek Park has a mini-train and mini-golf facility also that’s a big hit with the locals. The train runs pretty much year round and has different themes for Easter, Halloween and Christmas.

In addition to Bear Creek Park, Newton has many other great parks.



Recreation


Newton Athletic Park is yet another recreational gem in this part of Surrey.  At over 22 hectares, the athletic park has numerous turf and grass fields that play host to soccer, baseball, field hockey and cricket.  The grounds are immaculate and many tournaments are played here. There are also a few great tennis courts, basketball courts and a rubberized walking track.  For bikers there is a BMX track.

The area of Newton in Surrey is also blessed with other marquee recreational facilities. The Newton Recreation Centre has a recently upgraded fitness area/gym and new outdoor playground.  There is also the always popular Newton Wave Pool, complete with 3 water slides and interactive play structures.  Next door is located the Newton Arena that is used for ice and ball hockey.

Education


Kwantlen Polytechnic University is a public degree-granting undergraduate institution located in Newton.  It draws many students from both within and outside of Surrey.

Arts & Culture


The Bell Performing Arts Centre is a beautiful facility used to host many major arts performances.  The venue plays host to dance, theatre, concerts and events of all types. It is the largest professional theatre in the Fraser Valley.

A smaller but equally important cultural venue in Newton is the Surrey Arts Centre located next to Bear Creek Park. It sees visitors engaging in the visual and performing arts.

Newton is a very active and busy part of the City of Surrey, in terms of commerce and recreation. There are numerous affordable housing types and options in this area. Because of it’s relative affordability, compared to other parts of Metro Vancouver, the area does appeal to many first-time home buyers looking to get a foothold into the region’s housing market.  As shown above, there are many great reasons to choose Newton as an area to call your next home.
